Just before I went on holidays in August I had the pleasure of working with new couple for the first time.  These people have reached the point in their lives when they recognize it’s probably time for a change, the kids are gone, retirement has happened, the yard seems to get bigger every year and living in the country doesn’t have the same appeal it had 20 years ago.

So … they did some research and for any number of reasons decide to investigate the Cobourg / Port Hope area. They go on line and … low and behold they FIND ME !!!

I encourage people to come into town for a day .. and I give them the cooks tour of the community – (it’s really is about the community first) …then along the way we’ll look at a cross section of the types of properties they have to choose from.  It’s an excersise of education more than sales….. my goal is to help them through the process of transitioning into a smaller space in a new community. 

IT IS A PROCESS .. there are decisions to be made.  Some things will have to be left behind, some things will be new. This couple had a real problem getting their heads around the idea ….  while I was away I came up with a plan…

Wow Wee … I can’t believe how fast this summer has gone by.  We had a ton on our plates this year because of the age of my kids …. Universities have become a big part of our lives and the preparation, packing, moving and travel can be overwhelming.  The economy has required me to change the way I work as well …. the market has changed .. people will always be buying and selling homes – but who is doing the buying and selling is very different this year than it was last year.  That too has taken a fair bit on my time.

The real estate market in general is again VERY POSITIVE …. take a look.

I don’t know if it’s age or just fatigue but it seems that this summer has really been a challenge.  Because of the times my real estate business has needed more of my time than it normally would.  My family has also needed more of my time … my oldest is moving into his first apartment and wanted to make some of his own furniture – something I have some experience at — we’ve been working hard at that. My middle child leaves for University in Thunder Bay at the end of the month .. another Chomitz Road Trip which we’ve always loved ..  but coming home with an empty seat will be tough.  My house has needed more of my time than usual .. which is one of the joys of property ownership.  And I had a tenant move out after 7 years in one of my apartments which required a complete redecorating .. Individually a long list of things I really like to do ….  collectively a bit more than an old guy like me should really attempt.  But age doesn’t necessarily equal wisdom ….

The result is I’ve had to focus on the most important parts of my business … and at times leave some on of the others slide a bit .. blogging is in the slide category, something I plan to change after labour day.

It looks like I need to be blogging more often …. but in my defense, June was probably the busiest month I’ve had in a very long time.  Real Estate is slow enough that you have to work at it .. which takes time .. and my family needed more of my time than normal as well.

The result was focusing on the most important things and leaving some behind.

Truthfully, I didn’t really have much to say anyway.

But the market was very interesting … click on the small graph to see what happenend.

Sorry for the delay in the stats this month.  June has turned into a very busy month an all fronts.  Real estate has been good for me .. partly because I’m focusing on getting more inventory than I normally would – which takes time.  My family life has been very busy as well … all at a time when my computer has been acting a little funny.  But anyway .. the stats are good news and bad news…. it’s not a busy as many would like it .. but it’s not near as bad as it was.  Just click on the graph for a better view and my thoughts.

All my life it seems that May 24th was the weekend the summer began, opening the cottage – going camping or just having an extra day to get the yard ready, drink some beer and have a BBQ.

It’s funny how things change… when I was called to talk to the people about helping them sell this house I knw it right away.

For the 5 years I spent in highschool I walked right past it probably 8 times a week.  A class mate lived 3 doors up and my dentist lived across the street. These were big homes.

This was a RAELLY nice street in Cobourg.  And it still is … Rankin Blvd. is a classic street scape in the central part of small town Ontario.  An easy walk to the beach, downtown and schools – this is a place that anyone looking for the quiet life in a small town could fall in love with.

What’s changed is the picture we have in our heads about what a “big” home is.

As I walked past on the way to my home … and we were comfortably middle class … I used to wonder what it would be like to live in a home such as these.

Turn the clock ahead more years than I’d like to admit and this home has shrunk !!!

It’s now a great place for a young family or a perfect retirement home.

Neat as a pin, solid construction, well loved and cared for over the years.

As we move into the spring market we’ll start seeing some great opportunities in the retirement market come along.  The slowness of the winter market will translate into some better deals … then … as they get taken away we may see some upward pressure on price.
